What is Considered an Emergency?
Anything concerning the property under lease that is threatening to life, health, or the property. If there is a fire or life threatening situation please call 911. Additional situations that would qualify as an emergency would be a flood, sewage back-ups, gas odors (make sure to call the gas company first), broken water pipes, or a tree falling on the house.
The following are NOT considered to be emergency situations:
Oven not working, A/C not working, power goes off, water heater out, refrigerator out, lost your keys, broken windows, plumbing repairs, wobbly staircases, leaky faucets, fence repairs, appliance repairs, gutter cleaning, screen door not functioning. Please use your discretion when considering an emergency situation.
Not all items will be approved for repair by the owner. It’s important that you point these issues out to your property manager so they can assess the situation.
We understand that these issues are extremely aggravating and problematic but they are not life threatening or property threatening emergencies.
